Commercial Carpet Cleanings

“What steps should I take to maintain carpet in a high-traffic area on a daily basis, and to deal with spills and stains?
· It's a good idea to keep sand, grit and grass clippings off walkways outside entries to prevent inward tracking of these abrasive soils.
· Purchase a properly sized entry mat, the bigger the better. There must be room for at least two steps to sufficiently wipe soil from feet before encountering the installed carpet. A carpet with a nylon face and vinyl back is best for moisture and oils absorption, combined with the resiliency necessary to collect a quantity of particle soil. The IICRC suggests a rental mat, since that guarantees frequent maintenance. Place entry mats on hard surfaces rather than on carpet where they can trap moisture or cause plasticizer migration.
· Vacuum, vacuum, vacuum daily, especially after major events. The sooner you collect soils from the surface, the easier it is to remove them. For most carpet, you should use an upright vacuum with brush agitation, unless your canister vacuum is particularly well designed. The wider the head, the more efficient.
· Typically, deep cleaning should be accomplished on at least a semi-annual basis, with no more than two entry and high-traffic area "rinse" cleanings between the deep cleaning. This is dependent on traffic and daily maintenance as well. At a minimum, some attention should be given to primary entry areas on a quarterly basis.
· If spots are treated immediately, most will respond with plain warm water and very little mild detergent added.
· Use high-efficiency double-lined poly-fiber collection bags. This reduces periodic maintenance such as dusting of furniture, heating, ventilation and air conditioning (HVAC) filter exchange.
· Make sure the HVAC system is slightly positively pressurized as well, which means that air is going out when doors are opened, rather than being sucked in. Proper air exchange rates can be calibrated according to ASHRAE regulations for the building with a trained HVAC contractor.
· Ensure proper air filtration through the HVAC System. High-efficiency pleated filters, rather than inexpensive fiberglass filters, are recommended.”

Before & After Broken Class Board Up
One of the worst calls that you can receive at night as a business owner is that property damage has been done overnight by vandals or thief's to your property.
This was the case for one of our customers.
Broken glass to the entry door that lead all through the showroom hallway. Damage was done by a passerby that threw multiple bricks throw the glass doorway. Little shards of glass were everywhere, inside and outside, the property. Although glass can be swept up, you don't always get it 100%.

Wow, that's a lot of Mold! Lets get rid of it!
A leak in your commercial building can leave a lot of damage and can be a loss of profit when you have to close for days sometimes weeks to repair the damage.
We had a client that called and gave a few details on the damage. Possible leak from the AC and or the roof. When the wall tiles were removed, mold was discovered in multiple offices and the main hallway.
First thing, we always ask for the year of the building or home. This will determine is we have to test for asbestos. Anything before 1980 will need to be present before work can be performed.
Our team arrived on scene when asbestos was determined negative.
It was determined that all ceiling tiles and the framing for the drop ceiling need to be detached and the affected insulation and dry wall will need to be removed and treated with antimicrobial. Containments will need to be built around the affected areas and treatment will be remediated.

Closed for now...not forever
When an emergency strikes your home, it can feel like it immobilizes you. Knowing that your homeowner's or renter’s insurance should cover damages and help to replace your contents, can still feel like a violation. Some may argue that for a commercial business to suffer a restoration emergency, it might not feel as personal; but let me tell you, we see it all the time. Working with small businesses, this is their lively hood, so when there is a restoration emergency that shuts down the business it can feel the same as if the loss was to happen in their home.
Earlier this year, we were contracted by a local cookie shop to help pack out the store. Someone ran their vehicle into the front of the building causing major structural damage. After suffering the economic hit, that COVID brought to most businesses, this local shop was now looking at closing their business for several months while the repairs were performed. Yes, insurance is helping cover the cost of the damage to the building, but the uneasy and possible uncertainties that sneak into your mind knowing that your lively hood is placed on hold can feel paralyzing. Coronavirus spreads through Belen family
Fast response is key when it comes to the restoration industry, which means quick call backs and arriving on-site in a timely manner from that initial call. In our last blog, we mentioned how we went to Belen to help Zach, our new 4-legged friend. Well, we received that call due to our fast response and timeliness on another job site. You might have seen it in the news recently, about a prominent family in Belen who were exposed to COVID and several tested positive. We started with the call to clean the Roland Sanchez, M.D. facility over a weekend. The next day, the client called us back and expressed their appreciation for how quickly we responded to her call and how quickly and efficiently our crews completed the work. She was so happy that she sent the rest of the family a text message telling them to use SERVPRO®. So, over the next few days, we received calls from every family member in that area who owned a business to come clean their facility. Albuquerque Healthcare for the Homeless
We have been called on quite a bit to help businesses disinfect and sanitize their facilities either in a proactive approach against COVID-19 or for those who have been hit with confirmed cases. Since March, our phones have been ringing with calls from all types of commercial businesses needing help. One popular approach we are often asked about is if we can provide fogging services, which we do. However, depending on the level of cleaning you need there are different recommendations that the CDC has provided. Dirty Kitchen Exhaust Hood
All professional kitchens have regularly scheduled checkups for the equipment, which also includes the kitchen exhaust hoods. The kitchen exhaust hoods, or what some may call vent hoods, should be cleaned at a minimum on a quarterly basis; however, this honestly depends on how much food is prepared in the kitchen and the type of food that is prepared. For some restaurants, monthly cleaning is needed. Foods that are higher in fat and grease, dirty up those hoods quickly. So why should you be concerned with your kitchen exhaust hoods and their cleanliness? Well, the most important is for fire prevention. If you fail to have your hoods cleaned regularly one large flame could shout up while cooking and ignite on the grease. Depending on how dirty they are, the grease build-up could then act as further fuel to help spread the fire through the rest of the exhaust, putting the employees and customers at risk. Other reasons are for improved indoor air quality, commercial compliance, and to prevent further breeding grounds for other bacteria and mold.

How To Discourage Birds From Nesting on Your Albuquerque Building

Birds commonly migrate as seasons change, and when they do, they need a place to rest. Many birds look for welcoming surfaces on which to build nests, but the drawback is that these nests are not always wanted by the building’s human inhabitants and droppings are unsightly. A mud nest is not only an eyesore; it can actually degrade the structure of the building, initiating the need for restoration services. Bird removal is not always easy, and many methods are illegal. The best bird cleaning strategies, therefore, are preventative.
1. Mock Predators
While it may be illegal to physically remove the birds from your building in Albuquerque as you can with other methods of pest control, it is perfectly okay to scare them off. Visual deterrents that resemble natural predators can be an effective way to discourage birds from taking up residence on your commercial property. Sometimes our crews need to move through unaffected areas of a home or business to get debris from the affected area to a disposal site. When that happens, our crews build containment chambers to prevent sewage from spreading to the unaffected areas. Containment chambers are also built to reduce the amount of air being dried, which can speed up drying times.
When we arrived at this Albuquerque commercial water loss and performed our initial inspection we found sewage in the crawlspace. There was approximately 60 square feet and it was three inches deep. We began by covering all the registers inside and out and set up an Ozone machine and Negative Air Scrubbers. The materials in the crawlspace had to be removed but the access point for the crawlspace was in the back of the business and the shortest path to the dumpster led through the unaffected business. The crews used plastic sheeting to construct containment so that the unaffected areas would not be contaminated.

“Commercial carpet receives many times the traffic of typical residential carpet. That's why it's important to select (fiber, construction, pile design, color) and install commercial carpet that fits a building user's needs. However, once that carpet is properly selected and installed, its durability and lasting beauty is highly dependent on the ongoing maintenance and cleaning programs.
The first critical component in programmed maintenance and cleaning is routine vacuuming coupled with rapid response to spots and spills. Carpet serves as a "sink" or collection point for everything that is tracked in or settles out of the air. Qualities such as sound absorption, slip resistance and soil-trapping ability makes it the most desirable floor covering in many buildings. Ultimately, however, even the best maintained carpet must be thoroughly cleaned to empty the "sink."
This is where IICRC-certifed technicians come in. They have the equipment, training and experience not only to empty the "sink," but also to restore the color and beauty of commercial carpet, while improving overall indoor environmental quality in the building.”

“What steps should I take to maintain carpet in a high-traffic area on a daily basis, and to deal with spills and stains?
· It's a good idea to keep sand, grit and grass clippings off walkways outside entries to prevent inward tracking of these abrasive soils.
· Purchase a properly sized entry mat, the bigger the better. There must be room for at least two steps to sufficiently wipe soil from feet before encountering the installed carpet. A carpet with a nylon face and vinyl back is best for moisture and oils absorption, combined with the resiliency necessary to collect a quantity of particle soil. The IICRC suggests a rental mat, since that guarantees frequent maintenance. Place entry mats on hard surfaces rather than on carpet where they can trap moisture or cause plasticizer migration.
· Vacuum, vacuum, vacuum daily, especially after major events. The sooner you collect soils from the surface, the easier it is to remove them. For most carpet, you should use an upright vacuum with brush agitation, unless your canister vacuum is particularly well designed. The wider the head, the more efficient.
· Typically, deep cleaning should be accomplished on at least a semi-annual basis, with no more than two entry and high-traffic area "rinse" cleanings between the deep cleaning. This is dependent on traffic and daily maintenance as well. At a minimum, some attention should be given to primary entry areas on a quarterly basis.
· If spots are treated immediately, most will respond with plain warm water and very little mild detergent added.
· Use high-efficiency double-lined poly-fiber collection bags. This reduces periodic maintenance such as dusting of furniture, heating, ventilation and air conditioning (HVAC) filter exchange.
· Make sure the HVAC system is slightly positively pressurized as well, which means that air is going out when doors are opened, rather than being sucked in. Proper air exchange rates can be calibrated according to ASHRAE regulations for the building with a trained HVAC contractor.
· Ensure proper air filtration through the HVAC System. High-efficiency pleated filters, rather than inexpensive fiberglass filters, are recommended.”

If your commercial space has drywall, mattresses, pillows, box springs, particle board, carpets or carpet pads, these will need to be discarded if they have become saturated. However, there is good news: If you have clothing or household fabrics that can be machine-washed, you may be able to salvage them. Use your washing machine to clean these items with a 10-minute soak at the minimum in hot water with detergent. The soap and normal wash should remove most of the contamination and any staining that is present.
Be aware that your commercial space will need a thorough professional inspection, cleaning and possibly restructuring. Water damaged walls and installations must be removed and repaired, and pockets of saturation should be exposed for drying and sanitizing. Always remember that mold growth could take a few days to appear as it thrives in a moist environment with organic-type materials such as paper or particle board and in temperatures that range between 60 and 86 degrees Fahrenheit. Keep good airflow throughout the interior environment, and maintain moderate temperatures to decrease the risk of any mold growth. It is also important that you let your space dry out before any rebuilding occurs.
